Full fit-out of a new vacant shell unit at Heathrow Terminal 4, delivering WHSmith's flagship one-stop-shop travel retail format — consolidating books, health and beauty, food and beverage, and travel essentials under one roof. A technically demanding project featuring a bespoke translucent fire-rated glazed shopfront downstand as the store's defining architectural gesture.

WHSmith One Stop Shop — Heathrow Airport Terminal 4

Heathrow Terminal 4 presented a straightforward brief with a technically exacting execution: take a vacant shell unit of approximately 200m² in one of the world's busiest international airports and deliver WHSmith's market-leading one-stop-shop format to flagship standard, fully operational and trading within a demanding airport programme.

The project forms part of WHSmith's wider reinvestment across Heathrow — a long-term partnership with the airport that has positioned the brand as the primary travel essentials operator across multiple terminals. The Terminal 4 store consolidates books and magazines, health and beauty, food and beverage, pharmacy, and tech accessories into a single cohesive retail environment, designed to serve the time-pressed international traveller with maximum efficiency and minimum friction.

The defining architectural feature of the project is the translucent fire-rated glazed shopfront downstand — a bespoke element that sets the store apart visually within the terminal's departure environment. The downstand presented one of the project's key technical challenges: achieving the required fire performance specification while maintaining the translucent quality that gives the shopfront its distinctive lightness and presence. Coordinating the fire rating, glazing supplier specification, and landlord sign-off through Heathrow's rigorous approval process required careful technical development and close collaboration with the base build fire strategy.

BrookerFlynn Architects led the full architectural and technical design from vacant shell through to completion, with full BIM coordination in Revit and management of all UK Building Regulations and landlord submissions. The store is now complete and trading, forming part of WHSmith's network of over 20 locations across Heathrow's terminals.
